JOB DESCRIPTION

 

  • Assist the Operations Manager with the preparation of the annual operating budget and the control of expenditures throughout the year;
  • Ensure the efficient operation and maintenance of the buildings electro-mechanical systems;
  • Co-ordinate, plan and arrange for all preventive and corrective tasks to various building systems (High Voltage, HVAC, CCTV, plumbing and electrical etc);
  • Ensure that a standard of cleanliness and efficiency, in a manner indicative of a first class building, is maintained at all times throughout the Property;
  • Respond to tenant complaints and ensure that the quality of the services delivered by mall or  in-house contractor staff is of the highest standard;
  • Prepare reports, initiate purchases, preparation and tracking of purchase orders;
  • Collaborate in the hiring of mall maintenance personnel, as required.
  • Assist in the negotiation and implementation of the 3rd party maintenance contracts, such as HVAC, Interior and Exterior Landscaping and the Cleaning contract, as well as the daily management of these contracts;
  • Oversee the contractor providing for the maintenance and repairs of the HVAC systems as well as the building automation systems controlling these;
  • Assist the Operations Manager with the review of drawings  and quotations submitted by tenants and professionals as well as the preparation of comments to the appropriate departments;
  • Assist the Operations Manager with assignments and management of the mall maintenance staff.
  • Maintain daily communication with the mall’s administrative staff;
  • Respond to emergency calls as required, day and night;
  • Keep up to date all plans and ‘As Builts’ blueprints for the building and tenants;
  • Track all utilities for the building including tenant consumptions, where applicable;
  • Complete other duties as required;

 

KNOWLEDGE AND SKILLS REQUIRED

  • Diploma of collegial studies in Building System Engineering Technology or relevant experience;
  • Knowledge of general maintenance and of building systems;
  • Four years practical, hands-on experience and working knowledge in the maintenance/mechanical field;
  • Good working knowledge of various automated building management systems;
  • Capacity to read and interpret mechanical, electrical and architectural drawings;
  • Service oriented and team player;
  • Well rounded background and working knowledge of heating, boilers, air conditioning, electrical and plumbing systems, must know the importance of ‘going green’ and searching for ways to be more efficient;
  • Computer skills required (MS Office suite);
  • Basic knowledge of accounting systems;
  • Excellent customer service skills and experience working with the public;
  • Ability to work in a fast-paced environment, excellent interpersonal, organizational and communication skills
