Specific accountabilities: 
This position involves the oversight and support of both major new out-of-the-ground projects, and existing portfolio redevelopment projects in Central region, supporting many aspects of the development and all parts of the construction process for significant Retail, office, and mixed use and special use projects. Major responsibilities will include support for overall support to development and the management of construction/project real estate assets subsequent to their origination and financing for this region/business unit. Responsibilities will include major development concepts and the hands-on leadership in all horizontal and vertical design and construction functions for large-scale, Retail, Office and/or mixed-use development projects.      The Senior Director will directly plan, and be a principal implementer of the company’s real estate construction activities within the Central Region, and will provide management, guidance to, and oversight of all the activities of the Central Region’s design and construction staff.
  • Manage, lead, motivate, direct and nurture the development and design, and construction phases of the projects assigned.
  • Assume Profit and loss responsibility for design and construction activities, including projects in development or pre-development stages.
  • Provide inputs to the origination of all development and construction conceptual stages for each project.
  • Assist in the review and evaluation of potential building sites from both a development and construction point of view.
  • Maintain an absolute quality image for all development.
  • Serve as a key member of senior management of the department, interfacing closely with the Development executives, Marketing and Leasing, Property Management, Chief Financial Officers, Controllers and others.
Responsibilities Specifically Relating To Development:
  • Assist and participate in the origination and acquisition of real estate development opportunities.
  • Provide inputs to Development group, and D&C central services group into the conceptual stages of each project with direct implementation responsibility for the development, site selection, feasibility studies, project management and construction; participate in the initiation, implementation, liaison and control of any joint venture strategies.
  • Provide major input and controls in negotiations and in preparation of documentation for all project phases in concert with appropriate legal, financial and technical staffs and consultants.
  • Conceive, implement and control the budgeting and forecasting process for each project with close monitoring of financial results. Assures total profit and loss accountability for the Construction projects in terms of quality, budget, timeliness and profitability.
  • Assist, and direct and/or coordinate and/or monitor project activities with related financial institutions, legal counsel, municipalities, state and federal agencies, joint venture partners, brokers, contractors, and other related to the development process.
  • Initiate direct,, and manage strategies to assure the build out of each project in relationship to their schedules and budgets.
Responsibilities Specifically Relating To Construction:
  • Direct responsibility for all construction aspects of horizontal and vertical development.
  • Input, review and approve preliminary and final design in all horizontal and vertical issues.
  • Direct and negotiate contracts with design consultants and general contractors.
  • Assist in identifying and selecting design consultants, and general contractors.
  • Review standards for the selection and supervision of all contractors. Review and monitor their plans and specifications adhering to all standards.
  • Maintain all liaisons with architects, engineers and contractors.
  • Monitor, oversee, and recommend approval of the purchasing and coordinating of major items.
  • Review and approve all plans and specifications for each project assigned.
  • Oversee the preparation of estimate and budgets and forecasting of all work to be performed.
  • Monitor the project team(s) adherence to company’s/departmental control policies/procedure/systems in relationship to:
    • Preliminary cost estimates and budgets;
    • Final costs estimate
    • Budget and schedule variances
    • Subcontractor draws and change orders;
    • Tenant finish costs;
    • Loan draws;
    • Accounts payable;
    • Subcontractor retention, insurance, lien waivers, closeout documentation.
  • Oversee strategies, policies, programs, budgets and schedules for the construction plan for each project.
  • Review and approve all draw requests, Invoices for the project.
  • Coordinate the construction process with those associates in Tenant coordination, marketing, leasing, and operational management, prior to and during occupancy stages. 
Key requirements
  • Ideally possess 15-20 years of developer/constructor experience, preferably of  retail office, and/or mixed-use projects. Background should emphasize planning, feasibility, economic implications, design and construction, and if possible, a sense for finance, origination and marketing. Preferably, he/she will have been associated, for at least 5 years, with a major national/international real estate developer and/or constructor.
  • A minimum of an undergraduate degree in one of the Engineering or Construction Sciences, with a desired preference for a Masters in Construction Management, other advanced degree, or an MBA.
  • Experience with the analysis of preliminary conceptual plans, to studies and analyses as relating to market and project feasibility.
  • Strong “hands-on” experience in directing the construction assumptions of multiple properties on a concurrent basis, including selection of building materials, budgeting, right down to the “nuts and bolts” of causing buildings to be created on time, within a framework of quality, and on budget.
  • Strong people skills with the ability provide outstanding leadership to the entire development and construction team through skillful management and motivation.
  • The ability and desire to provide total leadership to all on-site supervision and project construction, both in horizontal and vertical issues.
  • Good understanding, appreciation, and skills in financial controls, with a bottom-line, profit-oriented direction.
  • Possess outstanding analytical skills with the ability to identify and solve problems quickly.
  • A team player who adheres to the philosophy of sharing in organizational relationships and is committed to their own success and that of the company, colleagues and associates.
  • Flexible and adaptable to all situations with special ability to handle stress, deal with ambiguity, uncertainty and perform under pressure while maintaining a high level of tolerance and resiliency to frustration.

  • Bilingualism (French) is considered an asset.
  • Regular travel to projects with in the Central Region and occasionally to other regions is required.
