Specific accountabilities:
This position provides support services to the properties, regional office and other departments in relation to operating practices, operating budgets, major repair planning and project execution. Act as the ambassador for the Property Services team in the region.
  • Visit properties in their region on a regular basis to provide assistance with technical problems and operating practices.
  • Assist the properties in the region with the preparation of annual major repair budgets.
  • Be responsible for all Operating and Major Repair programs that occur in their respective Region including budget control, liaising with the mall management teams, project managers, completion of status reports, variance reports, etc.
  • Act as project manager for the planning and execution of assigned major repair projects.
  • Assist other disciplines within the Property Services team to enhance the level of service provided to the region, the properties and other departments. This would include Property Technology, Energy & Sustainability, Environmental program, Insurance & Risk Management and Procurement.
  • Assist the Manager, Energy & Sustainability, correspond with the various utilities in the Central region in regards to modifications to current accounts, to ensure the properties minimize the penalties imposed during the winter months for excessive demand and with regards to the opening / closing of temporary accounts
  • Stay informed about leading edge operations methods and share ideas within their region and with others in Property Services.
  • Act as advisor to the regional management team with respect to strategic planning of building repair projects, balancing the needs of the property with financial constraints associated with affordable CAM rates.
  • Recommend appropriate course of action annually with respect to professional building condition surveys for roof, parking lot, parking structure, vertical transportation, HVAC, electrical systems and exterior wall finish systems.
  • Coordinate execution of professional condition surveys.
  • Complete detailed review of expense budgets for all properties in the region.  Provide detailed feedback to properties and seek advice from the Vice President, Operations.  Approve budget when satisfied that it is acceptable.
  • Review expense budget variance reports and provide advice to properties regarding problems.
  • Keep property management and regional management teams aware of activities and ongoing improvements taking place within Property Services.
  • Provide feedback to others on the Property Services team elsewhere in Canada to facilitate the process of continuous improvement and promotion of service excellence.
  • Prepare proposals, technical reports and presentations.
  • Prepare and deliver training to Operations Managers and technical departments.
Key requirements
  • University degree, Community College diploma or equivalent experience required.
  • Minimum of five years’ work experience in the management of operating budgets, building repair projects, property operations management, service contract supervision and problem solving.
  • Direct experience managing numerous active projects simultaneously with tight deadlines.
  • Good working knowledge of English.
  • French knowledge (an asset).
  • Considerable experience in building sciences and considerable comfort in dealing with third parties, including senior management, government officials, industrial, commercial, construction, building science professionals, lawyers, contractors and real estate professionals.
